I get asked this question more than almost any other, and I want to give you a real answer — not a sales pitch.
The short version is yes, summer is historically one of the strongest times to sell in the Pacific Northwest. But the longer answer is that it depends on your specific situation, your neighborhood, and what the numbers actually look like right now in your area. So let me break it down honestly.
Buyers are active right now
Summer brings out motivated buyers. Families want to be settled before school starts. Relocating buyers are on tight timelines. And people who have been watching the market all spring are finally ready to pull the trigger. What that means for you as a seller is that the people touring your home in June and July are not casual browsers — they are ready to buy.
In Pierce, Thurston, and King counties right now, homes are selling at 99.5 to 99.9 percent of list price. That means sellers are getting almost exactly what they are asking for. Days on market are in the single to low double digits. This is not a market where homes sit.
Inventory is still the story
There are more homes for sale than we have seen in a few years, which is good news for buyers — but it also means your home needs to be priced right and presented well to stand out. The sellers who are struggling right now are the ones who overpriced coming out of the gate or skipped the prep work. The sellers who are winning are the ones who came in sharp and marketed strategically.
What selling in this market actually looks like
If you are thinking about selling, here is what I tell every client before we list. First, we look at what has actually sold in your neighborhood in the last 90 days — not Zillow estimates, real closed sales. Then we talk about what buyers in your price range are looking for and whether any small updates could meaningfully move the needle on your final sale price. Sometimes the answer is yes, sometimes it is not worth it. I will always give you my honest opinion.
From there we build a timeline that works for your life. Selling a home is a big deal — it deserves a thoughtful plan, not a rushed one.
The bottom line
If you have been sitting on the fence about selling, this summer is worth a real conversation. Not a commitment, just a conversation. I will tell you exactly what your home is worth in today's market, what to expect from the process, and whether the timing makes sense for your situation.
I have been doing this for 25 years in this community. I am not going to tell you to sell if it does not make sense for you. But if it does make sense, I want to make sure you have the information you need to make a confident decision.
